São Paulo advances in regulating electric vehicle charging in condominiums
The State of São Paulo has enacted Law No. 18,403/2026, which establishes guidelines for the installation of electric vehicle charging infrastructure in residential and commercial condominiums, providing greater clarity regarding the technical and operational conditions for this type of installation.
The regulation allows residents to install charging points in their parking spaces, provided that electrical safety requirements, applicable technical standards, and the structural conditions of the buildings are observed. At the same time, it assigns condominiums the role of defining specific aspects related to usage and operation. This represents a significant step forward in reducing uncertainties and creating a more favorable environment for the expansion of electric mobility, particularly in addressing one of the sector’s main challenges: the adaptation of existing buildings.
In this context, the existence of mechanisms that ensure the technical compliance and safety of such installations becomes even more relevant. In Brazil, PCN has played a pioneering role by developing a voluntary certification scheme for charging stations, based on internationally recognized safety requirements, contributing to market qualification and increasing the confidence of users, property managers, and operators.
The convergence between regulatory advancements and conformity assessment instruments represents an important step toward consolidating a safe, reliable, and internationally aligned electric mobility ecosystem.
